Station Road, Manea

The proposed development is for the demolition of an existing detached dwelling and existing detached garage, and the erection of two dwellings in a semi-detached arrangement, with supporting amenities.

The two new dwellings have been carefully positioned within the site to ensure that they are no closer to the existing highway, but also to ensure that the two storey elements are no further back than the neighbouring dwellings. In addition to this, the proposed development has also been purposefully positioned away from the northern boundary, dramatically improving the existing relationship with neighbouring dwellings. This additional space separation will result in more natural daylight and less overbearing / shadowing when compared to the existing site condition.
Using a traditional approach consisting of traditional materials; facing brickwork and a slate roof, the proposal is suited to its context and the wider rural vernacular of Manea, whilst reflecting the materials featured on the existing dwelling to be demolished. The enhancement is a result of feature brick detailing / banding and stonework.
 
This considered design approach has resulted in a proposal which has little-to-no impact on any neighbouring dwellings or amenity spaces, whilst ensuring the proposal is of a suitable scale for modern day family living.
